..Title Amending Title 14 of The Philadelphia Code, entitled "Zoning and Planning," by amending Chapter 14-200 entitled "Residential Districts" by amending Section 14-206 entitled "R-5" Residential District, by making certain technical amendments, under certain terms and conditions. ..Body THE COUNCIL OF THE CITY OF PHILADELPHIA HEREBY ORDAINS: SECTION 1. Title 14 of The Philadelphia Code is hereby amended by amending §14-206 entitled "R-5" Residential District, by making certain technical amendments to read as follows: TITLE 14. ZONING AND PLANNING * * * CHAPTER 14-200. RESIDENTIAL DISTRICTS. * * * §14-206. "R-5" Residential District. * * * (2) Area Regulations. (a) Lot Width and Area. With respect to new construction for which a building permit application is filed after June 5, 2002, [The] the minimum lot width shall be [25] 29 feet, and the minimum lot area shall be [2,250] 2,610 square feet; for all other properties, the minimum lot width shall be 25 feet, and the minimum lot area shall be 2, 250 square feet. * * * (f) Side Yards. * * * (.2) With respect to new construction for which a building permit application is filed after June 5, 2002, [Every] every semi-detached dwelling shall have a side yard not less than [8] 12 feet wide; for all other properties, every semi-detached dwelling shall have a side yard not less than 8 feet wide. * * * SECTION 2.
