..Title Amending Title 14 of The Philadelphia Code, entitled "Zoning and Planning," by amending Chapter 14-200, entitled "Residential Districts" by amending use regulations in "R-6" Residential District, and by making certain technical amendments, under certain terms and conditions. ..Body THE COUNCIL OF THE CITY OF PHILADELPHIA HEREBY ORDAINS: SECTION 1. Title 14 of The Philadelphia Code is hereby amended by amending Chapter 14-200 as follows: TITLE 14. ZONING AND PLANNING. * * * CHAPTER 14-200. RESIDENTIAL DISTRICTS. * * * §14-207. "R-6" Residential District. (1) Use Regulations. The specific uses permitted in this District shall be the erection, construction, alteration, or use of buildings and/or land for: (a) The uses permitted in "R-5" Residential Districts subject to all qualifications imposed on such uses; (b) With respect to new construction for which a building permit application is filed after March 1, 2003, [A]attached single-family dwellings in groups of nor more than [ten] four; provided, that each dwelling shall not be less than [eighteen] twenty feet in width[.], for all other properties, the maximum number of dwellings in a group shall be ten and the minimum dwelling width shall be eighteen feet. (2) Area Regulations. (a) Lot Width and Area. With respect to new construction for which a building permit application is filed after March 1, 2003, [The]the minimum lot width shall be [eighteen] twenty feet and the minimum lot area shall be one thousand six hundred twenty square feet; for all other properties except end dwellings, the minimum lot width shall be eighteen feet, provided, that the minimum lot width at the end dwelling of a permissible group shall be thirty feet, and the minimum lot area of the end dwelling shall be two thousand seven hundred square feet. * * * SECTION 2.
