ZBA Hearing - January 6, 2021

Philadelphia, PA. I am the chair of West Pout and Saunders Park RCO so I just wanted to clear

up a few things. How are you? Do you swear and affirm to tell the truth? The whole truth and

nothing but the truth. Yes, yes. We met with the developer on November 12, 2020, and 31 community

members were present at our meeting, seven of which were near neighbors. It was unanimous,

there was unanimous opposition for the project at our meeting. We believe that granting the variance

for a single-family home on this small lot would create a dangerous precedent for similarly

small lots in the area. And therefore, we're requesting that the board deny this variance

request.

Can I ask you, what is the danger in developing this vacant lot into a single-family home?

The issue for us is the size of the lot, the odd sides of the lot. There are many

small lots in this neighborhood and we really feel that if there was a precedent set by allowing this

then we would have a lot more developers coming in and requesting to build single

family houses on lots that are too small. That's our issue. Anyone else to testify?

What I was referring to, and I apologize for using the wrong words, is the lot area.

And that's very clearly stated here on this image that we're seeing at the moment where

the required lot footage is 1,400 square feet, but the proposed footage of the actual lot is

only half that or just about. Understood. Thank you. Thank you for clearing that up. Appreciate

It is, we've had a request for a slight revision, correction of a decision that you, in case you voted on December 9th, it is MI 2020-000264-2222, North 17th Street.

There were three provisos at it. One was maximum two dwelling units, no living space in basement, and the final proviso was a ventilated trash closet in each unit.

There's just a request that it be changed the last proviso to ventilated trash closet in second floor unit, since the first floor unit has access to the yard.

i'm not sure that this is so minor i'm not sure you even need to re-vote it if you could just

acknowledge i'm just i'm just going to say so note your your testimony it will take that

uh on the face value so noted and it will be corrected thank you will be corrected okay anyone
