Gotcha.
With the parent, with the child.
So, again, if there's a stair issue, the parent would have to check.

Amy Boyd with the Planning Commission.
The comprehensive plan recommends no change to the I-2 medium industrial zoning at this location.
The formerly industrial section of the neighborhood has transitioned primarily into residential.
In 2013, the city created a new use type event assembly facility to allow event spaces that are compatible with residential neighborhoods.
The city planning commission recommends that the board grant the proposed use variance for event assembly facility.

Number 14, MI 2024, 006107, 2630 Westerrod Avenue. Leonard Alteri is the attorney.
Leonard Altieri is the attorney attorney.
There's a letter of support from Fairmount Civic Association.
And two additional letters.
Good morning, Mr. Chairman.
Good afternoon, Mr. Chairman.
How are you?
Could you please state your name and spell for the court stenographer?
Yes, my name is Leonard Altieri, L-E-O-N-A-R-D. Last name is Altieri, A-L-T-I-E-R-I, with the law firm of Claire Harrison Harvey Brandsburg, and we represent the applicant, Alliance Girard Owner, LLC.
Where are a firm to tell the truth, the whole truth, nothing but the truth?
I do, Mr. Chairman.
Could you identify your client in relationship to the property?
So our client is Alliance Girard Owner LLC, and they are the owner of the property located at 2630 West Girard.
Do you stipulate to the reading of the refusal and agree with its accuracy?
I do, Mr. Chairman.
Share your screen and start your presentation, please.
Thank you very much, sir.
Can you see the screen, Mr. Chairman?
Perfect.
So this is a pretty straightforward application.
Again, we're here for the property located at 2630 West Gerrard Avenue.
I'm going to put it up.
So here's the property right here.
The property is known as the GEO, which is a new apartment community, which has been
constructed essentially at the corner of West Gerrard Avenue and North 27th Street.
Gerrard Avenue is right here where my cursor is.
27th Street is running where that set of buses.
The property itself is located in the CMX3 Community Commercial Mixed Use Zoning District.
It's also subject to three overlay districts, none of which are applicable for the application that we're speaking about this afternoon.
What we are seeking to do is to install an exterior reverse lit sign to identify the building.
It'll be mounted to the wall essentially right here, right there, and you can see it better.
in the signage plan. So this is a computer generated signage plan to show you what the
sign will look like. Again, it'll be fixed to the side of the building. It'll be internally
illuminated. The sign itself is essentially 64 square feet, the surface area. The reason why we
are before the zoning board this afternoon is that in the CMX3 zoning district, you can't have a sign
extend above the second floor windowsill. If you look right here, I can zoom in. This is the signage
plan, essentially showing you the dimensions. And basically what we're seeking is essentially a
seven-foot variance from the second floor windowsill, where we're extending is about seven feet.
The reason why we are placing the sign in this location is that the main entrance to the building
is located right here which will access not only the residential units but also the bike room it's
where the common deliveries will be and it'll also be uh where the uh as i said the mail room
the sign is necessary for the branding of the residential aspect of the property
and again is being located uh where the main entrance to the building will be
we need to place it above the second floor windowsill because this area down here is
commercial, and we don't want to put it any lower because it has the potential to conflict with any
future tenants that we're going to have on that ground floor of this building. We did meet with
the Fairmount Civic Association on December 5th. 22 residents attended, 17 of those attendees and
three board members voted to support, four RCO board members voted non-opposition, and the RCO
did give us a letter of non-opposition, which is found right here. We also have letters of support
from the Fairmount Community Development Corporation, as well as a neighbor who lives
at 912 North Taney Street, Mr. Brendan Murphy, which was also included in the overall exhibit
packet. This is a condensed version for the presentation. With that being said, Mr. Chairman,
as I said, it's a pretty straightforward application. I do have my client, Mr. Eric
Carlson from Alliance, who should be on the call. If there's no questions for me, I can have him
call and come on and adopt my testimony do that and then we'll open it up to the board when we're
done so eric if you can just raise your hand the board will let you in
they've been allowed to speak hello hi eric could you please state your name is spelled
for the stenographer eric carlson eric carlson where a firm to tell the truth
C-A-R-L-S-O-N.
Do I affirm to tell the truth, the whole truth, and nothing but the truth?
the whole truth.
Please proceed, counsel.
Thank you very much, Mr. Chairman.
Eric, were you on the call when I went through the presentation?
And is everything that you heard me say true and accurate to the best of your knowledge, information, and belief?
And would you adopt that testimony as your own?
Thank you very much.
I have no questions further from Mr. Carlson, Mr. Chairman.

amy boyd with the planning commission the comprehensive plan recommends no change to
the CMX III commercial mixed-use zoning at this location.
The appellant has not shown that an economic detriment would occur
if they were required to comply with the signed location requirements in the zoning code.
The pending commission recommends that the board deny their proposed signed variance.
