ZBA Hearing - October 13, 2021

This is Beth Johnson, J-O-H-N-S-O-N, 528 Ford Street, Conchahokan, Pennsylvania, 19428.

Okay. Justin, I want to ask you a couple questions.

Have you emailed an exhibit packet with the required documents, proof of ownership,

proof of tax compliance copy of the refusal or referral and plans and photos five days prior to

this hearing yes all except for the tax forms they took some time to get back to us and beth just

you have it right there yeah but beth always emailed everything else and then we were able

to get this to you uh around like 3 15 today okay um and have you met with the rco and do you have

a letter it looks like you don't have a letter right yeah so we beth has included on here all

of our correspondence with them we did meet on august 10th and uh just have been unable to hear

anything back from them i don't i don't get new to the whole asking for this variance but we have

emailed them let them know when we posted pictures all of that kind of stuff and just have not

received any word from them okay okay so you don't know it's been positive response or

or negative. When we left the meeting, it was left on a positive note. Okay. All right. Well,

We, like everyone else during the pandemic, would like a roof deck, but we're not, we don't have like a third story floor.

So we need, we can't really get to it unless we have a, just a deck right off of our second floor with enough room for the spiral staircase to head up to the roof deck.

So that's right on our property line where it usually needs three feet beyond the property line.

So that's why we're asking for the variants. You will see some pictures here. It doesn't go,

it stays within our property in my little backyard here in South Philly. Doesn't bother

any neighbors. My neighbors all know I sent all the letters out, but also talked to my neighbors.

I've been living here almost six years now. It was a house was in the family. So I'm familiar

with the area and the people who live here. So everyone's good with it, but we need to make it

official through the proper means. I think that's everything. I don't know. Maybe you have other

questions. I'll take any questions. Hopefully, either Beth can chime in if you have anything

else or I can, but that's the gist of it. Okay. All right. Anyone else in the audience

from the board no uh the only question i just want to i assume that this is a uh the variance

is for setback and or the uh the deck on the second floor what what's the nature of the

refusal and maybe planning can answer it and i'm sorry this is tanya the administrator we just like

to put on a record that's john monlock asking a question sorry i should have done that

uh the reason i think i can answer this the reason i need the variance is uh because it's

right on the property line where usually you would need three feet off of the property line

so it's the setback the setback okay sorry thank you thank you thank you very much no no more

given the physical site conditions we recommend the quest of variance program
