Thank you, Chair and members of the Zoning Board.
Happy New Year to everyone.
Thank you very much.
Yeah, I just want to add my voice here as a neighbor that our community has seen many nightclubs in this area come and go.
and um they have presented a lot of problems for our community um a lot of uh chaos that we don't
need and as you know as uh attorney nokam said you know zoning runs with the land so even if
uh everything that mr brown does and the people he brings in
Uh, everything that Mr. Brown does and the people he brings in do not present any problems for the community. You know, what about the next tenant? Uh, one thing I'd like to add is that this is a neighborhood of predominantly seniors.
And, you know, we do not need, you know, nightclubs in our community.
As Ms. Broadus said, we already have a bar.
It is not helping to better and benefit our community to have nightclubs.
So I hope that the board will see the points made today by Mr. Richardson, on behalf of our council member, Ms. Broadus, on behalf of our neighborhood association, you know, and you see the letters by the church that's across the street and the business that has been there for a very long time.
So we hope you will find in our favor today.
Thank you. Thank you for calling in. We appreciate it. Is there anyone else in the virtual audience?

Do you swear or affirm to tell the truth, the whole truth, and nothing but the truth?
Are you in favor or against this project?
Against it.
Is there anything you can offer that we haven't heard?
um yeah as far as like um bringing the young um entrepreneurs for like a family and friends
um with a gathering like that that would um turn into like pop-up shops where young um entrepreneurs
are selling their ideas so that would bring them more traffic um like they usually have it set up
far as like a table if if you sold something then you have a table set up selling t-shirts or
hats or something like that so then that would bring in so much traffic with that would really
ruin the parking and the the crowd that you know would come along with bringing bringing more um
things into the neighborhood and we don't need that we need something else that could be in
place of
you know with what
he's trying to do something else needs to
be done with the space
that he has

i do are you in favor of this project or against it against is there anything that you can offer
that you have that you we haven't heard yet no thank thank but thank you for taking the time
the calls is there anyone left yeah no more hands here mr now can you just respond quickly
I don't think I need to respond. I think we kind of stated that these nightclub designations have a negative connotation, and that's not the intention here. We think that this would be a positive development in the neighborhood. We're pushing for temporary variants. We're asking for three years. We defer to the board of how long the temporary variants.
We're asking for three years. We defer to the board of how long the temporary parents would be. We would also agree to hours of operation that make sense, that would prevent it from being like a nightclub. So we would do hours of operations from noon to 8 p.m.
So I don't know if that changes things. But, you know, I think Mr. Brown has great intentions here and it would be a shame, you know, but I understand the board's position.
I think that this may not be the purview of the board. It may be the purview of city council, but there really needs to be a change in these type of of this section of zoning code.
and we hope that the board finds a way to make modifications to our application that
protect the community but also allows like this you know incubator for creatives to take place
thank you okay thank you uh planning commission
good afternoon chair peter bernard for the planning commission
the comprehensive plan recommends no change to the existing cmx 2.5 commercial mixed use
at this location the proposed use is specifically excluded from cmx 2.5 and we feel the applicant
has failed to demonstrate any hardship that would justify the proposed use additionally
the definition of nightclubs and private entertainment venues were recently clarified
through a zoning revision voted on by council on December 14th and signed by the mayor on
December 20th. We feel these new definitions and provisions would not change the lack of
hardship for this proposal. Accordingly, the Planning Commission recommends the board deny
the variance. MI 2022-004-584-5824-26 North Broad Street. I vote no. Thomas Holloman,
my vote is no
James Snell my vote is no
Ishmael Shaheed my vote is no
