neighborhood as was mentioned on Green Street there's already multifamily homes
there's over six thousand apartments that have been built within a few block
radius of this location. As has been noted by the board, pretty much the
surrounding houses of the development are all single-family. I currently am on
the property assessment website for the City of Philadelphia and I'd like to
note that the market value that the city put on 301 Green Street is $1,030,500
And the price of last sale was $987,000.
It seems pretty hard to believe that there is a hardship for building a single family
property at this location or a single family home due to the price you could potentially
get for the sale of the home.
I personally purchased my home for $805,000 about three and a half to four years ago.
as I said directly behind so the neighbors are against this primarily because there is no hardship
that has been demonstrated the neighborhood has plenty of density you're not anti-density
we have it in spades we want that sort of density but we also want single-family homes to be
maintained where they were and this is a perfect opportunity to do that thank you very much for
your call and your input. I appreciate it.
Who else is in the virtual? How many hands
are the virtual audience? There are
four more hands. Okay, thank
you. Next hand.
The next hand would be
Larry Friedman will be allowed
to speak.
Hello.
Hi, good afternoon, Mr. Friedman. Could you state your name and
spell for the stenographer?
Oh, boy, I'm getting a
rebound. Okay.
um let me turn the volume down larry friedman l-a-r-r-r-f-r-e-e-d-m-a-n
we're a firm to tell the truth the whole truth is nothing but the truth
i'm sorry i am zoni chair i know who you are sir yep yeah um
Are you in favor of this project?
I lost my earbuds. Let me go back to the speaker. I'm sorry.
I'm sorry. I'm sorry, sir. I missed that last question.
So your group is in opposition to this, am I correct?
Yes. Yeah, we're in opposition.
First of all, there's a lot of economic speech here.
First of all, there's a lot of economic speech here.
you know
You know, we're pretty much zero in on the zoning because if we're going to sit there at a meeting and people are going to talk about economics,
which, by the way, we understand we could be there all night because there's a lot of different ways to see costs and spends and stuff like that.
So I just like to zero in on the zoning, which is what we did.
it's a nice project the duplex and and and and we do a lot of work with alan and everybody knows we
have supported uh some duplexes in single family zones in the past but uh we look at each one
individually uh this is uh a project uh it's a lot now it's on the end of the block um as micah
mentioned, the 6,000 units are not all built yet, but they're coming to Northern Liberties. We have
plenty of units. It's a single-family zone. And after we spoke to the neighbors virtually and
at the meeting, it just shook out that we would like to keep it as a single family.
There's really no zoning hardship not to build a single family there, especially with the one-car
parking it would be an attractive uh project it would still look pretty um and uh it would be a
nice spot for for a family and with all the units coming uh we're trying to maintain as many single
family uh in the neighborhood we try to we're thinking big and so we want a mix of single
families and we you know and we have a lot of units coming especially south of our border uh
or south of spring garden going down to calla hill with thousands of units coming in
um this would be a nice spot for a nice single family uh and maintain that um in regards petitions
we don't really you know we've over the years we just don't do petitions because petition is like
you know come to the meeting and hear people's thoughts and you know a petition is like i'm
eating dinner what do i sign and and so putting that aside there was a robust discussion on this
and and um that took a while and that's what we do and then we reflect the the will of the neighbors
um and it came out on keep it as a single family zone um uh building and don't go to duplex and
assuming that the planning commission or the code commission uh decided this is a single family
blocked. I assume there was reasoning behind that, and we agree with it. So that's where we are.
Mr. Freeman, thank you for your detailed description. We appreciate it.
