E-R-I-N-P-E-L-L-Y.
Do you swear or affirm to tell the truth, the whole truth, nothing but the truth?
Yes, I do.
are you a neighbor um yes i was at the meeting okay please please proceed
Um, yeah, I just wanted to also being at the meeting, it seemed like, I mean, it was an issue with me and with Madison was right across the street. And of course, the tenant, it doesn't seem that the directly adjacent neighbors other than 1544 were really spoken to. So that seemed to be an issue.
um yeah i just wanted to um also being at the meeting
I know I found out through just the zoning board posting, the posting about the initial hearing that was required, and that I saw on Thanksgiving Day, which I guess is after the initial RCO meeting, so I did not attend that.
Are you in favor of the project?
Are you against it?
I'm opposed.
and yeah um the notice was only continuously posted on one side of the building um on
i i saw the one on thanksgiving day and i didn't see it like after that but there was still on the
other side so yeah i just i think um an issue i saw at the meeting was um yeah neighbors like
directly around other than the one weren't really spoken to um and that is all i have right now
thank you so much for taking into your time
can I have the last hand please
sure that's Taylor Phillips
hi Taylor could you state your name
please and spell for the court sonographer
I want to make sure this is working this time
can you hear me
could you speak up a little bit
we're having a hard time hearing you Taylor
can you get me a little bit better now
hi could you spell your name
for the court stenographer hello yeah she's having a technical audio issue where is she's
anyone else in the audience i see no other hands here
they're having a hard time hearing
there are no other hands up up sir um
Hilary, do we have a planning look at this too?
Planning had deferred at the prior hearing to give their recommendation.
Jennifer, do you want to respond?
Yes, I would.
I guess the first thing, just in terms of notification,
all addresses were notified of the first community meeting with proof of mailing.
I have a professional company that sends that out.
I've never had any issues with the notices being received.
As we know, sometimes it's just people don't realize that it's important mail, but they were all sent out.
So I just wanted to reaffirm that the notices were sent out.
I personally posted the property as well.
So I'm going to start an order from commentary in terms of Tiffany's comment about height.
I did want to just say this is only going to be 33 feet tall.
It's not reaching maximum height and it's going to be the same height as 1544.
So we're just building in line with the adjoining building.
I know there was a mistake and I had spoken to the RCOs about the initial meeting.
I had honestly been confused with this project, like I said, in 1815 that I did this morning, which is rentals.
So it was presented at a rental.
However, at the first meeting, when I said that, they asked they wanted homeowners.
And then when it came back with homeownership, I was told they're too expensive.
And so I just wanted to say in terms of affordability, I know that housing is expensive.
However, when we do two-unit buildings like this, we can offer fully renovated new rehabs and new construction at a much lower cost than single-family new construction homes.
Our estimated price points are the mid-threes to mid-400s.
And the single-family new construction homes in these areas are selling from the upper fives to the upper sixes.
So this puts these kind of family-sized units that are like 1,100 to 1,300 square foot, two to three bedrooms at a much more accessible, although I understand still expensive price range.
So if we're talking about affordability, the density is actually what we need in order to maintain a more affordable housing option, especially on the vacant lot that has none right now.
um i let's see i just want to say uh she also mentioned that you know if the building was
renovated people would want to have a commercial space in there again this is cmx1 so no commercial
space is required but um as i said before my client owns 1815 south 20 has spent incredible
like a lot of time effort and money renovating the office space the commercial space on the first
floor three blocks away and it remained vacant even though it was marketed for almost four
three blocks away and it remained vacant even though it was marketed for almost four years.
So and in terms of the garages, yeah we're planning a full renovation of this building
structure and if there are any structural issues they will be addressed. If there's any facade
issues, leaking issues, yeah we know the building needs to be worked on which is why we're proposing
to work on it uh and the proposed overbuild allows us to do that construction and perform
and provide these larger units that are more family oriented to hopefully have home ownership
and involvement in the community um you know and have people living in in nice units in a fixed up
building um so i just wanted to add that in that people were notified um and uh yeah if there's any
other questions i'm happy to answer it chair can i ask a question uh what is the uh size
dimension and height of the parking spaces that are proposed sure so it's in the refusal uh one
second let me just get to my refusal page i've got a lot of tabs open here so they are significantly
small i'm not gonna lie they are um if we go here they are seven feet three inches by 14 feet
four inches um they are small uh but they could fit small city-sized cars um something like honda
fits uh hold on i gotta just had honda fits a jeep renegade a kia soul yeah so you've read that
before you know i'm just saying every car yep thank you chair um planning commission
this is uh ron bednar city planning uh property property is currently a spilt zone commercial and
residential on the city plan our adopted district plan recommends no change to the existing zoning
at this location. The applicant's hardship is not supported with evidence of unique physical
circumstances or condition of the property or what prevented from being used in conformity
requirements of the code. The proposal represents an overuse, therefore we recommend
the request of variance not be left. Thank you. Mr. Bergman, before you vote, I just wanted to
reiterate that if you... I'm not going to vote. Hear me out. I'm not going to vote. You know,
we've had two hearings of this. I was talking to Hillary earlier. We want to go through back.
We're going to go back through everything and we're going to vote for this next week.
Great. We're going to vote next, I guess, next Wednesday at two o'clock. But we're going to go
back and look at everything. Okay. Great. I just wanted to reiterate my request that if
you weren't going to grant the use variances, that if you could consider granting the
dimensional variances as well as the parking variances as that would allow us to subdivide
the parcel and continue with a lower density project perhaps. All right thank you for your
comments and we're going to vote on this I think next Wednesday's the 31st am I right? Yep. Yeah
and we'll vote 2 p.m. We'll vote 2 p.m. Okay and and thank you very much we appreciate your time.
Is there anyone in the virtual audience whose 330 case has not been called?
I see no handshare.
Thank you, everyone.
I appreciate everybody's work today.
We're here a little late, but we did get a lot of nice cases handled today, and I appreciate what everybody did.
Thank you.
Thank you.
