Yes, just to agree with what we already submitted in writing.
The meeting was well attended.
There were several cases on that day, so the neighborhood did have input.
They brought forth a well-thought-out trash plan and agreed to continue to be a community partner.
And just wanted to point it out that the proposed development is consistent with some units that already exist on the block on the opposite side.
There's an apartment building and that same unit also swings around to Tioga Street, which is adjacent.
So it fits in with what exists.
So just wanted to say we're in support of the proposed development.
Thank you.
And thank you for hanging in there.
Anyone else to testify?
I think that was it, right?
Planning Commission?
Ron Bednar, City Planning. The property is indicated for residential and a city plan, given the physical circumstances and the documented site context. Recommend that Equestor Advantage be granted, provided no parking.
And there's no parking in the plan, correct, Rachel?
Correct.
Thank you. MI 2021, that's 0024283517 North 16th Street. My vote is yes.
Harold Tineri, my vote is yes.
Professor Plaza, my vote is yes.
Thomas Holloman, my vote is yes.
Thank you. Last case, MI 2021, that's 002430.
3801 Ridge Avenue, Clementa Amazon is the attorney of record.
there's a letter of support from the
RAH Civic RCO
Ms. Amazon you're still
Ms. Amazon, you're still under oath, but please identify yourself for the record.
under oath but please identify yourself
for the record
And then Ms. Tenere will have some questions for you.
Mr. Chair, I believe Mr. Alan Nockamson will be representing this case.
Okay. All right.
Mr. Nockamson, please identify yourself for the record.
Alan Nockamson, A-L-A-N, last name Nockamson, N-O-C-H-U-M-S-O-N, 123 South Broad Street,
philadelphia pa 19109 you're still on their oath miss miss denary has some questions for you
otherwise known as mary um do you also agree to read the reading of the refusal and stipulate to
its accuracy sure have you emailed the exhibit packet with proof of ownership tax compliance
refusal referral photos and or plans of the property five days in advance of this hearing
have you met with the rco and do you have a letter yes in all respects um and we do have a letter of
support not only from uh the coordinating rco ross civic association but also from the district
council member curtis uh jones jr uh may i share my screen sure and i don't mean to make light of
this i know it's really late and this is very straightforward project all i'm going to say
as an example, is that this board heard 3883 Ridge Avenue approximately two months ago under
MI-2021-001623. Same exact project. We're trying to do a 22-unit planned community with off-street
parking on 3883 Ridge Avenue. And this is essentially phase two, 3801 Ridge Avenue.
The letter of support, and you'll see this is a rendering of the property. We'll quickly go
through the plans but even the letter of support uh references both properties 3801 and 3883 this
board heard the same uh arguments being made that would be made tonight this board unanimously
approved it the community was very in support of it that's why the council member also wrote a
letter of support as you know council member jones typically doesn't weigh in and it's atypical for
council member to actually support something rather than non-opposition in my in my materials
i have a copy of the deed this property is owned by an affiliate of argo property group which is
well known in the philadelphia region for projects of this sort in there as well you'll have a
certificate of tax clearance uh the notice refusal so this property is known as icmx
Most of the refusals are pertaining to ICMX, but you'll see from, you know, the maps of the area, this is in a regular shape locked.
Right here.
This is, by the way, 3883.
This is 3801.
We are the gateway to this neighborhood, which is now being known as and called Paradise.
That's the name that the neighborhood has taken upon themselves.
But back here, this is all residential. Here is ICMX, just like 3883, 3801. This community wants residential single family leading into this neighborhood. We initially proposed to have an apartment building. It was shut down completely.
over the course of a number of years we've worked with this neighborhood and this is what they want
and this is what we're going to give them so again i'll just go quickly through the you know the
plans and drawings not to make light of this this is a very impactful project and a beautiful project
as well and and you know we're very proud of it but this is just a rendering of the front facade
again single family homes each home will have uh off-street parking turn it and just make this a
little smaller. Traditional brick facade, very clean lines, different color. There's a 35th
Street side and there's a Ridge Avenue side. And the site plan just kind of walks us through it.
So most of the properties, the single-family homes, are going to be facing Ridge Avenue right here.
There's three of them untucked along here that are going to face North 35th Street.
Again, each of them have, again, the traditional floor plan with the garage, first floor, open area, go up to the second floor, open floor plan.
you know go up additional flight you have two bedrooms and a bath and then above that
is the master so which we'll show quickly right here so I just wanted to keep it brief
which we'll show quickly right here so i just wanted to keep it brief i'm sure if the board
has any questions we can answer them um i do have uh david ross from the owner the ownership group
who can adopt my testimony and we'd be more than happy to answer any questions if i if there are
Mr. Ross has been allowed to speak.
Mr. Ross, Argo Property Group.
Frank, you're muted.
Mr. Ross, can you spell your last name?
R-O-S-S.
Do you swear or affirm to tell the truth, the whole truth, nothing but the truth?
Thank you.
Mr. Nockleson.
yes mr ross you heard everything i stated today yes is it true and correct yes and do you adopt
it as your own testimony yes all right thank you any questions from the board no mr chairman no no
mr chair commission uh this is ron bednar city planning and while this property is currently
indicated for industrial commercial mixed use on the city plant in the physical site conditions
and its position in uh paradise requested there it's been granted
we have mary joseph and paradise
