This is Ron Bednar, City Planning. This property is indicated for residential use on the city plan or adopted district plan recommends no changes to existing residential single family zoning at this location.

The applicant's hardship is not supported with evidence of unique physical circumstances or conditions of the property that would prevent it from being used in conformity with the code. Therefore, we recommend the request of variance not be granted.

How long, Mr. Cole, has this been used as multi-family?

The original zoning variance was 1959.

There is a 1997 DBA approval for what they termed a rear carriage house to extend from

three to four units.

So at least as of 1997, if not 1959.
