I just wanted to note this case as in a couple other cases we've seen today I'm not sure that

the the parking that's on the property has been legalized so I just wanted to note that

for the record that could also require a variance based on its access point and location so

I just I didn't see anything in the zoning history or noted on the refusal about any existing parking

So, I just wanted to note that there may be separate approvals needed for that.

The property has a documented history of two-family residential and commercial use, but there is no documented history of legal multifamily use.

The conversion to four residential units appears to have been undertaken without the benefit of permits.

the proposed four units is not the least minimum relief required the city planning commission

therefore recommends the board grant the requested variance for residential use but

with a recommended proviso of a maximum of two units
