so um i'm not sure what the snafu was with regard to the uh who which which rco um was

sharing the project i know it was uh originally um um assigned to point breeze but somehow it got

transferred to sasna we didn't have anything to do with it i'll be ran the meeting as brandon

showed in his exhibition that Point Breeze

and NOAC were notified.

SOS and I had reviewed this project back in 2022 when it first

came up for approval

and we approved it. I'm not sure what happened. I don't think the applicant

followed through. They may have stated that earlier, but

they had unanimous support in 2022

and unanimous support in 2025 at our meeting held a month ago.

And I'm just here to state emphatically that SOSNA is behind this project 100%.

I understand Tanya wins, Taya wins, issue with the deck being encroaching,

but as Brandon stated, that's probably not part of the refusal.

But again, SOSNA supports this project.

The comprehensive plan recommends no change in zoning at this location

from the existing RM1 residential multifamily.

The proposed rear deck is refused for its proximity

to the rear lot line, which is adjacent to a three-foot alley

as listed on the deed.

The appellant has not demonstrated that there are unique physical conditions

or circumstances of the property that would prevent it

from being used in conformance with the zoning code.

The Planning Commission recommends that the Board deny

the requested variance for deck encroachment

into the required rear yard and lot line setback.

So MI 2025-004-037, 931 South 18th Street, I vote yes with proviso. Certificate of occupancy to be obtained.
