He's the, I believe he's on, he's the managing member of the LLC, which is 1317 South Broad, 1319 South Broad.
And I believe Agata Reister is also on.
She is the architect of the LLC.
project. So basically, this was an application, and I'm having a little difficulty getting my
screen. I'm sorry if I can get to that, but this is an application. It's two lots, two properties
on Broad Street, two large properties on the east side of Broad by Wharton Street, and they
basically run through to Jupiter, which is the street towards Juniper, towards the east. I'm
sorry, Juniper Street. I should know that. I'm looking at the screen too. So anyway, what this
application is asking for is to divide this into four parcels. So the Broad Street side with the
frontage on Broad Street, which would be 1317 South Broad and 1319 South Broad, would have
six units each. I'm sorry for interrupting. Do you have any exhibits you could be sharing with
us? Yes, I'm sorry. If I could just have one moment to try to pull those up, and I apologize
for that. No problem. Okay. This isn't the vacant lot, is it? Well, there is a vacant lot, yes.
These properties run through to June. I'm familiar, but the vacant lots, are they still
owned by the uh uh the restaurant folks on dickinson street no i don't believe that they
are they're part of these two properties and basically what if i could believe these are
believe these are the some of the plans about the victor cafe yeah they had owned those two
the some of
there was a hospital here many years ago and then they had owned the lots
raymond did you click on the share screen first uh i'm trying i'm so sorry that i'm
a green button at the bottom before you and then go into your documents i see i see i'm sorry
all right no worries
did that work
oh jeez I'm sorry this is my first time
hit the green button first
and then put your cursor on
the actual documents
I see and then I share
and then
The problem I'm having is I'm trying to get to that document and I don't know why it's not coming up. I apologize that this is the first time I really had to
And did you send your exhibits to us?
Yeah, the exhibits were sent in by Landmark. They sent them in, I believe, at least a week ago. I'm sorry. I will pull those up in one second.
We do have the exhibits. This is Sharon.
Okay, I'm sorry. I will
chairman you want to send it to me and i'll bring it up sure it'll take many minutes i'm sorry
wait a minute no worries raymond oh there you go you're good am i up you're good all right
i'm sorry about that all right so these are the deeds and if you can zoom them in a little bit
we can read them better we'll do we'll do i'm sorry about this chairman is that better
Oh, it's perfect. Thank you.
Okay. So this property, the properties were purchased recently, and the Broad Street properties are, I'd like to mark the D, I guess, as Exhibit 1.
The Broad Street properties have already been granted variances for multifamily, six families on each of them with a professional office on the first floor of each of them.
What my client's application is seeking to do is to have parcels C and D, which is Juniper Street, and they're vacant lots there, as you pointed out, Chairman, to turn those into single family dwellings and also to have parking there, garages.
So that was the basis of the refusal is having the garages, here's the refusal, to have the accessory parking spaces, having them on the front of the street.
Essentially, there would be a roof deck.
There would be properties with parking on Juniper Street.
I'm going to, sorry about that, scroll down here.
If I could just get to, we have met with the South Broad Street Neighborhood Association.
They have no opposition to the plan.
If I can get down to my photos.
We have posted notice.
There's the property.
So this is 1317 and 1319.
Okay, it's not what I was thinking.
Okay, it's next to it.
Okay, good.
and these are the lots in the back so essentially that's what my clients
looking to do is to have two single-family homes in the lots which would
be parcel C and D as you see on the street there are other garages and
parking spaces which I will get to in a second here is a little bit more
photos where you could show the Broad Street here marked as one on the upper left hand photo and
then the other units in the back. Now on Juniper Street there are other properties with garages in
the front where you can just park from the street. Here are some plans that have been put together by
Landmark and drawings detailing how these properties would look. Essentially my client's
not looking to change anything that has been already granted, at least with respect to the
six unit lots. He's merely seeking parking for the units on Juniper Street. And that has been
reviewed. We also have a letter of support from Councilman Squilla. He does not oppose.
um and that is essentially what we're requesting today i believe mr rudy is on with me and
um also miss uh reister if you'd like to hear from them or at least
Also, Ms. Reister, if you'd like to hear from them or at least have them adopt part of what I'm...
I just have a question. What's the square footage? There are going to be two houses, you said?
So, yes, there'd be two properties there, and the square footage of each property, and maybe I could zoom in.
Great, so they're going to be quite large.
Yes, there are going to be two large houses, I believe 2,500 square foot, I believe, for each property.
You can bring up, your other witnesses are?
2,000 foot feet.
Other witness you have, do you need anybody to adopt your testimony?
If they're on, yes, Chairman. I would wish to call Ms. Reister first. She is the architect. She's on.
If she's having a problem, do you have another witness you said?
I'm here. Can you hear me?
Oh, there you go.

these properties are indicated for single family residential in the comprehensive plan
the addition of two new single family row homes with single uh garages is typical of
the development pattern along Juniper Street and do not feel it will have
negative impacts on the surrounding community. Accordingly, we have no
objection to the granting of the variants. Thank you. MI-2020-000321.
MI-2020-000321, 1317-1319, South Broad Street.

can you see my first page of my presentation yes this is concerning 2038 dickinson street
in south philadelphia at the intersection of dickinson and lambert street this is the table
of contents containing a a exhibit through a tenant a 11 exhibits appearance statement
the deed to the property indicated that my client does own the property
zoning notices submitted to all the adjoining neighbors within 250 feet or so as directed by
the Planning Commission. My proof of mailing, certification of 207 pieces of mail that went
out to the following addresses, all of which are in my exhibit package. The tax certification,
I have a printout from the real estate department indicating that there are no real estate taxes due.
Notice of refusal. The refusal concerns really the use. This is a corner property,
and I'll show you on the zoning map, it has been long vacant. It's a source of trash and debris,
frankly, on the block. And I will show you on the zoning map, there are surrounding two family
homes, all the corners. Back in the day, it's a chairman well knows corner properties would
typically have a store on the first floor and one or two units above. As I'll show you in my
exhibit package this property used to have a barbershop on the first floor and then two units
