Yes. Okay. Um, I am, um, the owner of 6606 with an avenue. I purchased a property property back in 2000, February, 2003. I would like to, it's a three story building. Um, I would like to convert it from, it was used to be two apartments and four rooms.
I am the owner of 6606 Willanair.
I want to do three individual apartments for multifamily.
But I was told it's zone RSA 3, and I would like to get a zone RSA 5 for multifamily dwelling.
I'm not doing anything else to the structure, only the redoing the floor plan inside.
That's it.
Nothing else will be done to the building.
Do you have any photographs or exhibits?
i do have some photographs now how do i get to them because i had them all up to make sure
this is the floor plan that i have um for the three apartments the first floor second floor
and third floor each one will be a two-bedroom apartment with um with a laundry room with
laundry facility. And I can give you some pictures. I did have all this. I had all this
ready and waiting as I sat there, waited. I'm sorry guys. I'm just waiting for the photo to
come up. This is the corner of across the street, the 66th street. This is just a photo to show you
that it is a commercial corridor it has commercial property is in the middle of a commercial
corridor here and I do have
okay I'm fumbling

The property right here where I'm showing you is the actual property.
On the side of it is a twin, attached twin.
And each one of these are multifamily use.
And on the side of the house, on the side, it's like a breezeway.
And then it's other, it's another structures like this.
It's six other structures going down in the same format.
And they're all multi-use.
This is the picture of the block where to show that is the commercial is commercial
at the bottom and apartments at the top.
And it's right here on the one with an avenue where it has the 11 trolley runs right past
the property and again as you can see it's all um commercial use with apartments or things like that
at the top any questions or should i tell you anything else or well currently it's a vacant
building yes it is and how long ago did you purchase this 2003 when i purchased a property
um i purchased it where i had the first floor was a room with a bathroom and a one-bedroom
apartment the second floor was three rooms in a bathroom and the third floor was a two-bedroom
apartment and it has been vacant now for approximately eight years

Hello, Mr. Chair, we have Mr. Craig Melodosian here.

Good evening, board.
Good evening, Board. Craig Melodosian, M-E-L-I-D-O-S-I-A-N.
Craig Melodosian, M-E-L-I-D.
Ward 40, Republican RCO, Coordinating RCO, P.O. Box 33355, Philadelphia, 9142.
You swear and affirm to tell the truth, the whole truth, and nothing but the truth.
Thank you. Please proceed.
I'm going to refer to my notes.
I'm tired at this point.
I don't know how you guys are doing it.
We do it for the money.
We do it for the money.
It's a big paying job.
Oh, I do it for the life.
It's a big thing.
All right.
To summarize the letter of support that the Consortium of Southwest RCO sent in,
the application is for a three-family dwelling.
We support that.
We also support without the minimum accessory parking of three spaces.
The subject property is a semi-detached twin. As indicated before, it's RSA 3, sits on the 6700 block of Woodland, which is part of the Woodland Avenue Commercial Corridor.
The south block face, which it's situated upon, is 60% CMX2, 40% RSA3. Across the street, the north face is approximately 70% CMX2, 30% RM1, all with street-level retail commercial uses.
We believe the conversion of the vacant single-family dwelling is in the best interest of the vibrancy of the commercial corridor.
It will produce three new two-bedroom apartments, which are immediately accessible to the Scepter Route 11 trolley.
Additionally, the rehabilitation of the building should stabilize the usability of the eastern-attached twin.
Our experience during the year of 2020 on the same block with the demolition of 6614 Woodland Avenue is one that adversely has impacted the integrity of 6612 Woodland Avenue's western and northern elevations.
The implementation of the repurposing of the subject property would preclude a repeat of the problems at 6612 through 14 Woodland Avenue.
Further, the applicant is a graduate of the Jumpstart Southwest program conducted by the Southwest CDC to educate and encourage community members to develop real estate for their and our local community's betterment.
Thus, our support of the applicant is a further step towards realizing Jumpstart Southwest community beneficial goals.
A publicized community Zoom meeting was conducted on Monday of this week.
Three RCOs in attendance were supportive of it.
We had two people in opposition, individuals, simple as that.
We had two other individuals with no opposition.
We had one individual with support.
As indicated, the three participating RCOs are in support.
Thank you very much. Thank you. Anyone else to testify in this case? Please raise your hand.
No, the answer this time, Mr. Chair.
Thank you, Jason. Planning Commission.
Good evening. Ariel DiLiberto here from the City Planning Commission.
This property is in a residential single-family district. The property is on a commercial corridor
and along the trolley line. We have no opposition to the granting experience. MI 2020-000086
