This is a resumptive hearing.

Richard Pressman will be doing an essay of the panelists.

There's a letter of non-opposition from Councilmember Lozada and also a letter of

unanimous support for what provides those from impact on 7th Ward RCO.

So this was a resumptive hearing.

Do you want to give us an update since the last hearing?

Sure.

We met back on August 21st. We presented our full package at that time with all exhibits. At the end, we requested that the auto detailing business in the rear of the property on Rose Hill Street be added to the variance request.

And at that time, it was noted by counsel for the board, Ms. Emerson, that we needed to get a revised refusal from L&I.

So we followed the process laid out.

We sent forward a letter to the zoning board asking for permission.

Then we went to L&I and got the revised refusal.

And that's all been submitted.

The property's been reposted.

And then this morning, I forwarded an updated tax cert because the other one had run out based on the timing. So I think we've gotten all our ducks in a row, so to speak. And I think the record is ready to proceed for a vote, unless there's additional questions.

Hillary, are you agreeing with this? We're ready for a vote?

um all we need is the recommendation of the planning commission i believe that um they held

their recommendation because we were getting the refusal amended planning commission sure

uh while this property is currently my name is ryan bednar city planning commission uh while

this property is currently indicated for residential and on our city plan proposed

and is proposed to be ICMX, given the site's established use history

and physical conditions, we recommend the request for variance to be granted.

We have an amended refusal, but there's a proviso we had with the RCOs.

They requested that a separate application be filed for future use of the second floor.

And we had no objection to that. So that would carry over to the current vote.
