So, yes.

you're i guess you started off by saying it's just you so you don't need like so the reason is you

need this this this rental unit but then you're you're keeping the four bedroom really a four

bedroom house and you're renting out the basement as a one bedroom essentially so i'm trying to

understand the hardship if you're keeping it's almost like if if you had said i'm a one person

i'm going to keep the basement i'm going to rent out the rest of the house because i don't need

all this space but you're one person that has four bedrooms so i'm just trying to understand

one i mean right now i'm by myself maybe one day i'll have a husband and kids but i still do pay

the mortgage and bills all by myself so as of right now i mean it's a completely habitable space

minus the kitchenette that's not there and you know obviously obviously renovations that will

happen but it's a 1100 square foot proposed apartment that i could live in but i mean i

own the house so i would rather the basement be you know running out i got as of this you know

appointment and this for this hearing i gotcha so and then so we go back to the basement plan i've

got a concern about that, what you're calling

a flat or

a, what is it called, an efficiency, especially efficiency. It's really a one-bedroom.

And there's no means of egress windows

out of that bedroom space. You're calling it a studio,

but it's really a one-bedroom. So, you know,

if it is approved, you really need to provide

uh egress windows out of that out of that out of that what you're calling a studio space

okay so just to um i'm just going to talk about when i got the plans resolved so if you see here

i have the basement plans back up um where so it would be would have been i believe one of these

windows we i originally proposed to have a second mode of egress and my original thought was to make

this a one-bedroom however the out pouching that are created to make a window well would

kind of pouch into the walkway leading into the backyard so when I got my plans created by code

correct me if I'm wrong if there's no technical doorway to separate the studio space to the

living area it could be advertised as a studio instead of a one-bedroom and as far as the

distance I think I can keep this as is as far as entrance and egress yeah I think it's still

problematic I don't know exactly whether that's true what you say exactly but in terms of a

functional from a functional standpoint it's essentially a bedroom and you can add an egress

well in that walkway with the grate and provide that access still okay I'm willing to have that

there's a so i think so so those those are my sort of big concerns about that that and you

got to make sure if you do we if we do approve you got to have legitimate size doorways um that

are into this space um so that's about it okay other questions from the board no i guess i'm just

following up with

you're going to have a

kind of very spacious

kind of

unit and then you're

going to be

your rental unit is not going to be

I don't know

how attractive it's going to be

to

anybody.

and that's not a zoning issue

the you know as far as like renovations or just the space or i'm just trying to understand it's

the space i mean okay it's it's it's not like it's teeny tiny you said it's 1100 square feet

yes 1100 11 to be it's and you're going to put a little kitchenette you said in there

okay okay um questions okay i guess sure and i'm hearing um board member gas and i guess your

other concern is you're kind of forcing the renter to go to the back of the house to to enter

the basement unit which is kind of not not the greatest sort of experience I guess so yeah

yeah I got you yeah structurally I thought that this would be the least modifiable because if I

were to completely restructure the house I would have to make new stairs you know what I mean like

have a new walkway um i would have to completely restructure the house to make it

i guess more favorable in that way um but it does have its

I guess, more favorable in that way, but it does have its own private entrance, shared

backyard space, full privacy of its own, but I understand the concerns.

Did any of those come up at the RCO meeting?

Not that the RCO meeting, oh, I did have, sorry, that was the last of my presentation.

The RCO meeting was relatively small.

there were only about four attendees um the main concern was uh just like having doing everything

in a legal way there are the most of the my block is uh single family but there are numerous

multi-family houses uh units on that block okay um questions from my attorney

commission good evening liz fuselay from the planning commission the comprehensive plan

recommends no change whoops sorry let's do that again

the comprehensive plan recommends no change to the existing neighborhood commercial

oh i'm in the wrong spot i am so sorry

the comprehensive plan recommends no change in zoning at this location from the existing rsa3

residential zoning. There is no unique physical condition or circumstance of this property

that would prevent it from being used in strict conformity with the zoning code.

The City Planning Commission recommends that the board deny the requested variances for two-unit

living. Okay, so we want to hold this and talk about it in executive session. So what date do

I give her like for so we so we're going to hold for discussion we will vote on this matter next
