Planning Commission.
Amy Boyd with the Planning Commission.
Así que Amy Boyd con la Comisión de Planeos.
I'll say one sentence at a time for you.
The comprehensive plan recommends no change to the existing zoning of RSA-5 residential single family.
There are no unique physical circumstances or conditions
that would prevent the property from being used in conformance with the zoning code.
One moment, please.
Okay, gracias.
Additionally, this property is in the special flood area where additional density should not be encouraged.
The planning commission recommends the board deny the requested variance for two family.
So, Hillary, I think we should at least see where the RCO is on this.
So, what I'd like to do is hold this for a week and at least attempt to see if the RCO
has a response to this so we will vote on this on the 30th at 9 30 a.m and we will make an attempt
to see where the RCO stands with this.
This would be closed other than correct.
The record is closed except for a letter from the RCO
and a response from the applicant if they wish to make one.
Can I just add one thing?
Just a comment for the owner.
We need to let the interpreter.
You are about to embark on a significant expense in building an addition and wanting to do a two-family unit.
For this to be long-term viable, I recommend, I recommend, I recommend, I'm sorry, can you please repeat?
Yes, for this plan to be long-term viable as living space, I would recommend that they first have somebody do a plan that shows furniture and take advantage of the amount of space that they have in that rear yard to extend this building.
because as this plan is laid out it does not work normal computer
no i'm gonna say that okay de la manera que este plan está desarrollado no funciona
okay so we're going to look at where we stand on this on the 30th of the month
and interpreter we thank you for your your uh your service and we appreciate your help okay
Thank you.
Así que vamos a mirar
en qué lugar
va a estar este caso
el 30 de este mes.
Así que gracias.
Thank you.
Muchísimas gracias
y de verdad muchas gracias
que vamos a esperar
la decisión de ello.
Thank you and we'll be waiting
for your decision.

mi-2025-001-485-3423 kentington avenue rachel pritzker is the attorney
There's a letter of unanimous support from Harrogate Civic Association, 16 total votes, and a letter of support from Councilmember Driscoll.
Chair, Rachel Pritzker is coming back in as a panelist.
Good afternoon.
Good afternoon. Could you please state your name and spell for the court stenographer?
Yes, Rachel, R-A-C-H-A-E-L, Pritzker, P-R-I-T-Z-K-E-R.
You swear or affirm to tell the truth, the whole truth and nothing but the truth?
Could you identify your client in a relationship to the property?
So my client is 3419 Kensington Partners, LLC.
32, 34, 19 Kensington Partners LLC, represented by Greg DeFabio.
They are the owners of the property.
I'm also representing Cafe Roastery, who is the tenant for the use of the space.
You waive the reading of the refusal and agree with its accuracy.
Please start your presentation.
Share your screen.
can you see my screen we can okay so this is 3423 kensington avenue
here is a copy of the refusal and referral property is owned cmx2 and we are proposing
a limited industrial for brewing fermented distilled on site and shipping of off-site
kegs bottles cans etc and for takeout restaurant with walk-up service window in an existing
structure as mentioned there's a use refusal and a referral the referral is for the takeout
restaurant which requires a special exception in cmx2 and the use refusal is for the limited
industrial use in a CMX2 zoning district. This was our application.
We included sort of like a hybrid explanation. Again, both CMX2 has the referral and then we
have the industrial use, which is the refusal. We're basically proposing for Cafe Roasters,
which is a vietnamese cafe already existing in kensington to expand their operation and open
a new space in this existing warehouse for a coffee roastery and brewery to operate out of
the existing building also we did apply previously for buy rate uses for eating and drinking
establishment sit-down restaurant and artists and industrial use they're not part of this
application but it's part of the project as a whole
project information form
taxes deed
this is the zoning map so um this property is located at the corner as a corner property cmx2
um on kensington avenue and as you can see it's a pretty significantly sized
building. We're almost 100% lock coverage of the space, but we're proposing the renovation and
reconstruction of this existing warehouse for this use. Just sort of an aerial so you can get
a sense of the size and location. And again, as you can see, this is an aerial of the existing
warehouse. I believe the neighbors shared with us. It used to be a skating rink, I believe,
and has kind of sat uninhabited and unused for quite some time.
So they were really excited about the repurposement of this building.
As you can see, it's a pretty large warehouse.
So the zoning posters, just to give you a sense of the current state of the building.
