to even be built in the first place. Parking again wasn't a concern the immediate and neither was
green space as all those lots are owned by the city so they probably will remain green for the
foreseeable future but that we would work with the community in the event that there was some
alignment with the land bank the council office and the community as to what to do with those
lots and that we could be supportive of it. I went back and forth with them. We also went
We also went and doorknocked because there were only four people that showed up at the meeting, most of which were the zoning committee of the actual RCO.
in doorknocked because there were only four people that showed up at the meeting, most of which were
with the zone.
So the client went because he lives in the neighborhood, and I believe there's 12 letters of support from your neighbors.
We also did provide this to the RCO, and they were happy to see that there was some additional support for the project.
We also made sure to get their way in as far as the exterior.
They were pretty pleased with the, we kind of have a more traditional exterior and we're
open to doing red brick or gray brick.
The choice was red, but I'll have Scott bring up those, but just wanted the board to see
the additional letters to support that we provided the RCO.
The last thing before I let Scott do his thing is I wanted to bring up sort of the back and
forth that we had just to memorialize and send to the RCO in writing that we were willing
to work with them and make local hiring a priority.
um making as long as you know they were qualified and some of these other things that are really
outside of the scope of this project or even uh the boards um you know what the board gets involved
in as far as the land bank and adjacent properties but we wanted to show a good faith effort that we
were willing to do that and if they had recommendations for a lender they had said
they did that we'd be willing to meet with them we just didn't want to preemptively put a deed
restriction um this you know this soon in the process so um you know we kind of went back and
forth with them. I spoke with Stephanie from the RCO today. She had sent everything to the board,
but had not gotten back to us or heard back. So again, we are trying to make a good faith effort
for some of these conditions, but a lot of them are kind of well outside the realm of this
conversation, but just wanted to make note of that. I'm going to stop my screen and let Scott
go through the plans briefly, and then happy to take any questions that the board may have.
you see a scott murphy yes i do miss pritzker he's been promoted to panelists wonderful thanks
so much good afternoon sir please identify yourself with the record spell your full name
and i'll square you in
hey how's it going guys can you guys hear me yep yes okay full name scott murphy s-c-o-t-t-m-u-r-p-h-y
we're in the firm to tell the truth the whole truth and nothing but the truth
i do thank you thank you miss pritchker mr murphy can you spell your last name
m-u-r-p-h-y thank you scott will you just share your screen and just briefly go through the plans
for the board absolutely yeah can you guys see the screen yeah yeah awesome okay so uh what
you're looking at right now is the basement plan as rachel mentioned there are three dwelling units
being proposed on the property. So as you can see here, two bedrooms, two baths in the basement.
We have a ventilated trash closet in line with the laundry there and then a full walkout rear yard.
So glass sliding doors to a sunken rear yard, which is all level with the basement. And then
there would be a trash enclosure beneath staircase taking you up to the alleyway to get you out there.
um as we move on part of the same unit here so you would enter in a common vestibule get into
this unit and have a third room here for that unit on the first floor as well as another bathroom so
big open kitchen and living bedroom and then a actually a little balcony there in the back
overlooking that fucking basement courtyard so this is the first unit first floor basement
three bedroom three bath moving up to the second floor you would come up the staircase again a
small common vestibule here you would make a right into this smaller unit here with two bedrooms
and one bathroom and again a balcony in the rear overlooking the sunken courtyard and then on the
third floor moving all the way up your entrance is down on the previous level you would get up
into an open kitchen living. And this would be a one bedroom and a one bath, one and a half
with a covered balcony in the front. And again, the ventilated trash closets.
So as Rachel mentioned as well, we do have a couple, sorry about that. We do have a couple
different designs for the fronts. I'll show you an updated rendering in a minute. But basically
this gets you a sense of the front facade, the rear facade, and then a 3D view of what we're
talking about here with the face, the sunken basement courtyard here, and then some balconies
above as far as our space, and a 3D view of that front bay there. And then this is the updated
And then this is the updated rendering based on the feedback that we had from the community where, as Rachel mentioned, we'll have more traditional red brick and a white bay.
rendering based on the feedback that we had from the...
Thanks, Scott. Can you just go through quickly what the square footage of each of the units is?
Sure. So you'll see the square footages on the floor plan. The first unit, unit A, is going to be 607 square feet. The second unit is 557 square feet. And the third unit is 621 square feet.
Thank you.
Rachel, anything else?

After good noon again, Mr. Folks, you're still under oath. Please identify yourself.
Good afternoon again, Chairman Chico and members of the ZBA board. Again, my name is Sloan Folks, S-L-O-A-N-E, Office of Councilman Maria Quinonez-Sanchez, room 508C.
The applicant has met with the coordinating RCO and other local RCOs and has received a letter of support.
The letter of support does have a number of requests in it that are unenforceable, that we know that are unenforceable at the ZBA level.
But we do know that the applicant has made and will continue to make every effort to work with the community.
and our office is committed to working with the applicant and the community
specifically in regard to the land bank issues and any other issues that are out there.
Given those things, our office has no opposition to this area's work.
Thank you.
Thank you.
Planning Commission.
Good afternoon, Board.
Peter Bernard for the Planning Commission.
this property is indicated for single family residential in the comprehensive plan
the area underwent a community remapping in 2017 and is undergoing a revised remapping
both remappings identify the property as appropriate for single family the application
represents an overuse of the property and there is no hardship for regularly shaped
vacant land accordingly we recommend against granting the variance

Thank you.
Chairman, we conclude our case.
Thank you.
Am I...
Sorry.
Somebody else?
Oh, sorry.
It was just the applicant, Michael Murphy.
I was wondering if I could make a brief statement.
Please.
I actually don't have a lot to add about the project, but I just wanted to thank the members of the board for the opportunity.
I'm excited about the project, and I'll respectfully note that the overwhelming majority of the community supports the project as well.
I've been a resident since 2018, and I think there's something very vibrant about the community, and there's a lot of potential.
I live about a block from the job site, and back in April, I spent a few days walking and door knocking,
explaining who I was, what the scope of the project was, and addressing a lot of community concerns.
Overall, I found most of the members of the community, particularly along the Susquehanna Corridor,
To be very supportive of development, especially when driven locally, people just kind of want it in a thoughtful and tasteful way that adds value to the neighborhood and a way that reinvests in the neighborhood, all while being sensitive to their concerns.
I think it's something I'm uniquely positioned to do, and I'm excited at the opportunity.
Thank you.
Thank you.
