This application is for the installation of a roof-mounted solar array on a canopy structure as part of an existing single-family dwelling.
Solar collector support structures shall not exceed nine feet in height above the surface of the roof
unless the total height of the building, including the solar collector,
does not exceed the maximum height permitted in the RSA 5, which is 38 feet, whereas the proposed
height of the solar collector support exceeds nine feet and the total height of the building,
including the solar collector, exceeds 38 feet. You do have a letter of support from the Northern
Liberties Neighbors Association. Could you please start your presentation? Sure. Thank you, Board
chair and members of the board i appreciate your time this morning um as you can see i'm installing
solar pergola above could you could you could you show that please you why don't you share your
screen you got it is there any way to cut the noise in the back or you're you're sitting somewhere
i'm sorry i'm actually across the street from the zoning board i i went to be in person this morning
and found out i was on zoom so i apologize for the noise in the background
You have a share to your screen. Okay. Yes, I'm sharing it. Give me 1.
Okay, can you hear me?
I can.
Okay, can you see the photo on my screen?
Okay, so the reason we're going for the variants, as you can see, there are two pilot houses.
The structure that we're proposing will go between the two pilot houses, and since it
contains solar energy collectors, the shading, as you can see on the right pilot house there,
would shade or obstruct the solar collectors if they were below the level
or obstruct the solar collectors if they were below the level of the pilot house and thus we
want to build them above this also allows us to set back the solar structure so that it is not
visible from the street and it causes the least disturbance to our neighbors as they
see it less as a result of the structure being hidden between the two pilot houses
i'm happy to take any questions well do you have drawings to show us yes i do let me pull those
Can you see the drawings on my screen now?
I think maybe you want to try to enlarge it a little bit so we get a sense.
Is that better?
So this is a side view of what the solar array will look like.
You see the pilot house is sort of the rectangular object.
It's 10-7 to the lower end, 12-11 to the upper end.
So it's slightly tilting south.
that's to increase the production of the solar and also to shed water
from the structure on the lower end so that it can be captured properly
how many panels do you put up are you putting up
i believe the total is one two three five it's 12 panels and you can see the structure in this
drawing there's four feet that go down to the roof deck there's a trust system below the panels and
the panels sit on top of the rails on top of that trust system okay so leave your um and and could
you tell us what happened when you went to the northern liberties neighbors association and what
was the vote uh i believe i was not personally present for the vote um as they vote in uh in
secret uh however they immediately told me that there they approved it there were several of my
near neighbors who came to support the project okay this does not affect any of the near neighbors
all right good all right so leave your drawings up questions from the board
so so how far does this sit back from the from the front uh it's i believe about 10 feet back
from the front of the house and this is a three-story structure already with pilot house
how how much higher than the uh 38 feet is it
i think you have it in that section section or the other drawing that you should
so it shows the building height of 40 feet and a structure height that at the back end extends to
12 foot 11 above okay so so the so the structure already was was above the 38
that's correct as are all of the surrounding buildings right yep i got you it's in a very
densely um built area right okay thank you other questions or comments from the board
yeah i have a question about how many other sort of structures at that height are on this block
all of these houses contain the same pilot house configuration as this house
um none of them yet have uh pergolas or anything extending above the pilot house
and then in terms of maintenance for snow load like how are you going to be handling water
because now you're building something that's also reliant on a neighbor's
pilot house for structure to be very clear it is not relying on a neighbor's house for structure
It is landing completely on my roof for structure.
There will be no shedding of water or snow onto a neighbor's roof.
It all happens directly onto my roof.
There is no extending of the solar over a neighbor's roof either.
And I have support of all of the near neighbors on the east and west side of me for this project.
So the handling of snow will shed directly onto the floor.
So the handling of snow will shed directly onto the front of the roof deck. Additionally, gutters will bring the water down to the roof deck, which will then clear the water through the existing gutters.
Thank you.
Questions or comments from our attorney, Hillary Emerson.
Not at this time, Mr. Chair questions or comments from the virtual audience.

Do you swear or affirm to tell the truth, the whole truth, nothing but the truth?
Yes, sir, I do. Are you a neighbor? No, sir. Okay, please proceed. I'm with Councilman Young's
office, and we'd like to voice our position of non-opposition for this project. Thank you very
much mr crossley for calling in we appreciate it um anyone else in the virtual audience
no further hand at this time mr chair hi planning commission
good morning everybody amy boyd for the planning commission amy boyd
we're referring to tell the truth the whole truth nothing but the truth
i do please proceed the comprehensive plan recommends no change in zoning at this
location from the existing residential single-family RSA 5. The proposed solar panels
contribute to our citywide vision, particularly recommendations 7.1.2 and 5.1.1. 7.1.2 states
reduce overall per capita greenhouse gas emissions by 45 percent by 2035. 5.1.1 states reduce
electric, gas, and water consumption to reduce the financial and environmental costs. Additionally,
there are unique physical conditions and circumstances of the property that would prevent the solar
collectors from being installed in conformance with the zoning code and it would not injure
the use of nearby properties. The Planning Commission recommends that the board grant
the requested variance for solar collector height. Thank you. MI 2024-002-869-608 North

Good morning again.
Good morning. Mr. Key, you've already been sworn. Just for the record, state your name again.
Kenneth Key.

my sincere apologies for my technical difficulties i am going to start um with just a few photos
since photos um speak volumes in terms of um what i'm trying to do so this if you can see the
property is 3063 North 26th Street. I would like to confirm with you. Can you see my screen and
the property? I can. I can. Yep. So I'm requesting that the property be zoned as a two-family unit
and I purchased it in 2022. It's been a, from what I, from the research that I've done,
It's been used as a two-family unit for over 60 years illegally, and I'm seeking to get this done the right way.
With your support, the property has already been separated into two units.
You see the front entrance, and you see street parking.
It doesn't seem like it will be affected.
it. This is a photo of elementary school directly across the street. And another view of the
property on the left and the school on the right. And this is a side view of the second
floor entrance to the second floor apartment. And again, another front side view.
And, again, another front side view, entrance into the first floor apartment.
And this is the rear of the apartment.
The red door is the street side entrance to the second floor apartment.
The rear door near the punching bag is the back door to the first floor apartment.
And you see the meters, the electric meters, and notice two electric meters has already been subdivided, you know, it's been subdivided for years.
The electric, the water heaters, and so forth.
These are just some photos from across the street in the school's parking lot, so you can get a larger view of what the neighborhood looks like.
and that is pretty much it so i'll gladly take any questions what do you have in the basement
uh nothing the basement is unfinished it is not going to be an apartment in the basement
is the um you know two water heaters for the first and second for both apartments
you have photos of the inside of the property at all i do
now give me a minute because i did send some over um let's see here this is this

and i'm going to go back to my desktop i'm going to share this and now um so mr key you're sharing
your like file folder so like when you keep sharing it what we see is your file list
because you're sharing finder and not the application that shows the photos itself
