don't have a tenant they when they submit we met with them comply with 1403 14303 and when we met
with them they sent this email that included a photo so this is the email we received from
south street head houses with the comments and we addressed most of the almost all those comments
and you can see right here that the email and unfortunately i didn't include this because i
didn't have the benefit of Queen Village's letter to submit at the time. And I can submit this as
a supplemental exhibit if necessary. But the attachment that South Street Headhouse District
provided in redesigning the ground floor front facade had this image, because originally we
only had one door, one entrance door, which accessed both the commercial space and the
residential space. So the email we received from South Street Headhouse had this image
of residential door, commercial door, and then storefront.
But it also included this sketch, which was provided by, I think, Queen Village,
which showed, if I can make this a little larger, if you see it on my screen,
where they wanted us to split the doors apart with the storefront in between.
mean the one problem we have with that we would we comply with everything else in this email
everything else the one issue we have is that this location by moving the door over to this
right hand side splitting because right now we have an alley and two doors next to each other
which i'll show you real quickly in our rendering is that there's a bill code door right in front
of that right-hand side right now. So if you look at the pictures that we have here, you can see
the subject property, how it exists right now. There's an alley, there's one door, actually
access to those residential unit above right now is access through this alley to stairs that lead
up to a deck in the rear, and I can show you this. But here you can see just a little bit that I'm
circling the bilko that's on the right so in order to do what queen village wants us to do
we would have to remove this whole bilko door and relocate it dig up the whole sidewalk and
relocate it into the middle of the building underneath the storefront that they want us
to put in and the problem with that again is you know it's an extreme cost we we did what
South Street Head House wanted this to do, which they both wanted us to do, which was adding the
second door. And again, none of this has anything to do with zoning. And I'm going to show you real
quickly what our, you know, our rendering and what it looks like. And what we, just give me one second.
um and the problem with complying with queen village's request again is we would do it in a
heartbeat and move the second door that we've added at the request of both groups except where
they want to put it is in front of the bilko which you're not allowed to do streets won't allow us to
do that building code won't allow us to do that and the cost to do that is is very high and again
so you're basically changing the location of a door from both being on the left side to both
being to being split at an extreme cost to my client and we've done everything else that they
everything else that they wanted us to do in terms of modifications for the building
wanted us to do in terms of modifications to the building and
and reworking the whole front to side.
David, that is the proviso that they're asking for?
That was the one Queen Village.
It's not the coordinating RCO is asking.
Right, right.
But the Queen Village asked for that.
Yeah, and again, I can show you here.
No other provisos from either group?
No, the only here you can see.
And again, this is the letter dated 2A.
I just want to make sure.
I just want to make sure I'm not leaving anything out.
so here's what about south street head house district again in my they're not asking for that
they're not asking for that in fact they actually showed us a picture like i showed you originally
and again this was not in my exhibit book but in the email they actually sent south street head
house who's a coordinating rco sent us an image with the door side by side which which works
because we can do that and not have an issue with the bill code and still keep our built code which
is an essential part of the commercial space on the ground floor in terms of loading inventory
if it's a restaurant if it's if it's retail whatever it might be um here is and again here's
the what we originally submitted to the group which was one entrance door then you would go
either into the right into the commercial unit or go upstairs to the residential units and then what
we'd submitted then what we had is we had we revised our elevations and what we provided was
something that looked much different than that and actually I'd have to go back to the beginning
to show you this is how we revised it if you look at the two so this is how we change it from what
we originally showed beautiful detailing we've maintained the cornice right now there's an
awning that covers this we're removing the awning and remaining but we're maintaining both cornices
that exist but right now we're showing both doors right here because this over here which is where
queen village and i understand the symmetry of what they're requesting but the cost to do it
and again we've complied with the picture that south street head house sent us and it looks
beautiful okay i mean it's not a zoning what they've requested is not a zoning related issue
and it creates a lot of cost
and a lot of building code issues
if we're to comply with it.
We would otherwise.
We'd have no issue whatsoever.
Understood.
Thank you.
Do you have any...
I'm sorry.
What was that?
Do you have anyone?

relocating the door that right now we're showing here in the middle to the south side of the
building in front of the bilko door yes i totally agree okay thank you and again if you look i'm not
going to go through all my exhibits we have shadow studies that show the difference between what
we're proposing um is no different and then a by right uh in all respects in terms of shadowing
the buildings to the north of us is not conforming the buildings to the east of us are not
the buildings to the north of us is not conforming the buildings to the east of us are not conforming
in fact the buildings to the east of us occupy 100 of the lot we're maintaining the existing
ridge at the front of the building we're just kind of expanding the headroom to the front
but otherwise the existing ridge here is the existing ridge for the existing gable roof
and we're not changing that we're maintaining that okay thank you questions from the board

THANK YOU. YOU MAY PROCEED. GOOD EVENING, MR. CHAIR, MEMBERS OF
THE BOARD. I'M GOING TO MAKE IT REALLY QUICK. I BELIEVE I HEARD WHEN I WAS GETTING TRANSITIONED
OVER THAT IT WAS INDICATED THAT WE DO HAVE A LETTER OF SUPPORT. I'M GOING TO SHARE MY
screen really quickly if you don't mind so we have a letter excuse me this is Sharon Saleta we have a
letter of support but the proviso is maximum two units no living space in basements and I believe
there are four units proposed that's right so I was going to explain that so we have a letter of
support. It was for two units. It did say in the letter of support that there was a debate between
two or three. People voted majority in favor of that. I did talk to Gregory Allen, the head of
Overbrook West Neighbors CDC today, and we came to an agreement with a proviso for a maximum of
three units. In terms of the basement living, just to quickly go through, just to show you
the pictures, it's really not a basement. It's above grade. So you can see here we're
corner property. Even the lower level is above grade, but we agreed that we would make the
first uh the proper the unit on the first floor into a bi-level and it would not have direct
entrance or exit out of the side and then i sent an email to the zoning board and i apologize
mr letter i did not i forgot to copy you on it confirming our understanding including mr mr allen
on that email this afternoon so the proviso would be maximum three units
uh any questions from the board no anyone else would like to test no hands
no hands at this time chair thank you planning commission good evening mr chairman members of
the board david effecto city planning commission the comprehensive plan recommends this property
for single family zoning we believe that four units would be an overuse of the property however

residential units without having a negative impact on the block we recommend approval limited to two
units thank you and allen again you have a letter you said from the rco supporting three units i
talked to mr allen earlier today and then i confirmed that our agreement by way of sending
an email to the board as we copied mr allen on it for a maximum of three units okay thank you
